Kolasin is a small resort located 73 km north of the city of Podgorica on the left bank of the Tara River at an altitude of 960 m above sea level. It is surrounded by three mountain ranges - Sinya-vina, Komovy, Belasitsa.

Kolashin is located at an altitude of 954 meters above sea level, on a plateau between two large spectacular mountain ranges - Belasitsa and Sinyavin. All buildings in the hotel complex will be surrounded by forests, away from the noise of major roads such as the Kolasin-Mojkovac highway. The city center can be reached in just 15 minutes on foot. The construction site of the hotel is located not far from the main stop of the cable car, next to the Tara River and not far from special walking areas.

 


The Tara River is considered the "pearl" of the region, but the whole world is known for its canyon, the deepest in Europe and the second deepest in the world after the Grand Canyon in Arizona, USA. This river is under the protection of UNESCO.

 


Ski slopes

Currently, the length of ski tracks in the Kolasin region is 46 km. By the end of 2021, another 15 km will be added to them. And also, there is a plan to increase the total length of the tracks to 125 km.

 


Prospects for the development of the region. Profitable investment

In fact, the hotel will be built in parallel with the local municipality's project to create a large promenade. This walking path will connect the hotel to the recreational areas and infrastructure of all local sports activities, including the ski base. In general, the Montenegrin authorities, in addition to attracting foreign investors who want to obtain citizenship in exchange for investment, are doing a lot for the development of the north of the country. In particular, Kolasin, thanks to the local infrastructure development program, will become the most modern ski resort in Montenegro. In 2021, a new highway will be completed and launched, connecting Kolasin with the capital of Montenegro, Podgorica, where an international airport is located in the suburbs. Thus, the travel time between these two cities will be about 30 minutes.

The surrounding landscape, unspoiled wilderness with views of the mountain range, influenced

on the architecture of the hotel. When developing the design, they took an ecological vacation in a premium style as an idea. Thus, the project will fit perfectly into the landscape.

Architecturally, it is a new standard of modern design adapted to the mountainous region of Kolasin.

Our hotel is a 5 * condo hotel with 238 rooms (suites), several restaurants, conference rooms, cinema, pub, spa, indoor and outdoor pools, kids club, ski room and garage. There are 4 functional areas and a living area in total. All hotel suites will be furnished to the standards of a five star hotel.

The hotel will be operated by a well-known global travel brand, which guarantees a quick exit to good profitability indicators.

In one of the hotels of the management group, on the Adriatic coast, on the first line by the sea, in the first year after the investment is made, it will be possible to stay for free one week a year, and after the completion of construction - one month a year it will be possible to stay in the hotel itself, on the construction of which you enter as an Investor. At the same time, the Investor does not bear any expenses for the maintenance of the property (!!!). These are unique conditions in comparison with the proposals of other projects authorized for the Montenegro program.

 


Construction stages

At the first stage, a central building will be built, which includes both the rooms and the reception. As well as a business center with a conference hall for 400 seats and two conference halls for 50 seats. The planned cinema has a capacity of 72 seats. A restaurant with a pub - 120 seats, and all this infrastructure is intended not only for the guests of your hotel, but also for visitors who do not live in the resort. The latter circumstance increases the level of return on your investment.

From the second to the fourth phase of construction, only the room stock of the project will be built.

Completion of the hotel is scheduled for 2024.

 


A distinctive feature of the project - the developer, the developer company, has a bank guarantee in the amount of 2.5 million euros as proof that the project will be completed on time.

 


A unique element in the project plan is an urban garden site located on the roof of the hotel's ground floor. Special events with a view of the Belasitsa mountain range will be arranged here.

SPA center

The wellness and spa area will occupy 1075 m2 and will include a Finnish sauna, a Russian bath, treatment rooms, a gym, a salt cave, a children's pool and two adults (indoor and outdoor), a tepidarium and barrels of ice water.

Investment

The project was authorized under the program "Citizenship of Montenegro by Investment" in September 2020. Buying a room (suite) in a hotel for an amount of € 250,000 or more makes it possible to obtain Montenegrin citizenship for the investor himself, his wife and financially dependent children.

The investor does not invest in a share, but in the property in the hotel, buying out a specific room (suite). This is a unique offer, since other Projects authorized for citizenship by investment only offer the purchase of a share of the object, which can be changed by the Founder without the Investor's knowledge.

 


Investor benefits

40% of the net profit from the room for the year, the developer undertakes to pay to the investor.

The price of the room (suite) includes furniture. There are no fees for the maintenance of real estate, in contrast to other projects where buyout is offered.

 


According to the terms of the contract, it will be possible to sell the room (suite) in 5 years. Or save the investment and continue to receive a percentage of the hotel's profit.

The term for consideration of the application by the authorities of Montenegro is only 3-6 months.

 


Montenegrin citizenship gives visa-free entry to 124 countries of the world, including the countries of the Schengen zone (90 days every 180 days) and the Russian Federation. And also the opportunity to move / do business in the USA, i.e. get a non-immigrant visa type E2 (immediately for 5 years, then it can be renewed every 2 years) by opening a business. Or get a visa to the UK using a simplified procedure.

It is also important that the citizenship of Montenegro gives the right to leave the Russian Federation even during a pandemic. And live by the sea in a country with a small population.

 


Montenegro has a valid double taxation treaty with the Russian Federation, a low corporate tax rate (9% of the tax base). Also, the advantage is the absence of income tax for non-residents, gift tax and inheritance tax.

Now Montenegro is a member of the European Monetary Union, NATO, OSCE and WTO.
